1. By making a reservation directly with us or through any third-party website or agency, you agree to be bound by these Terms and Conditions.
2. We live about 3 km from the accommodation and are available if you need any assistance, advice or support during your stay. Please inform us immediately if something is not right so we can fix it as soon as possible. Complaints after departure cannot be considered for refund.
3. Booking and cancellation policy – for direct bookings, a 30% deposit of the total amount is required at the time of booking. Of this, 10% is non-refundable and covers administrative costs. The balance must be paid no later than 14 days before arrival. If cancelled more than 30 days before arrival, 20% will be refunded. If cancelled within 30 days of arrival, no refund will be issued. For last-minute bookings (within 14 days), full payment is required upon booking and is non-refundable.
4. Travel insurance – in case of illness, personal or other reasons preventing you from travelling, no refund will be issued. We recommend purchasing travel insurance with your provider to cover possible cancellations.
5. Bookings made via online platforms or agencies – are subject to the cancellation policy of the respective platform.
6. In case of no-show or early departure, the full reservation amount will be charged. Non-refundable bookings cannot be refunded under any circumstances.
7. Damage and liability – please report any damages, malfunctions or lost keys immediately. Replacement cost for lost keys is €25 per set. Report any issues to +386 41 416 920.
8. Tourist tax and registration – according to Slovenian law, we must register all guests. Upon arrival, we must check valid ID cards or passports for registration in the eTurizem system. Tourist and promotional tax is €2.50 per adult per night and €1.25 per child (7–18 years) per night, usually paid in cash on arrival.
9. Price includes – final cleaning, parking, Wi-Fi, bed linen, towels, washer-dryer, toiletries, electricity, water, baby cot, pet stay, Smart TV with Netflix, BBQ and shared open fireplace in the garden. Additional towels and linen available free of charge upon request.
10. Welcome gift – each guest receives a complimentary welcome package (bottle of house wine, milk, beer, dessert, coffee and tea). These items are not for sale; they are a gesture of hospitality as part of the supplementary farm tourism activity.
11. Minimum stay – 2 nights minimum, except summer (3), Christmas (3) and New Year (4). Occasionally one-night stays are available at 30% higher rates.
12. House rules – please leave the apartment tidy upon departure. Smoking indoors is prohibited (fine €200). A maximum of 2 dogs per unit (older than 9 months) allowed. Pets must not be left alone inside. Exceeding the agreed occupancy results in immediate termination without refund.
13. Children – families with children are welcome. Parents are responsible for supervision at all times. The property is not child-proof, and we are not liable for accidents.
14. Check-in/out – check-in 16:00–23:00, check-out until 10:00. Early or late check-in/out on request (€15). Contactless option available.
15. Access and safety – the road passes through hilly terrain and can be icy in winter. Guests are responsible for vehicle safety. We may enter the apartment during your stay for justified reasons (maintenance, cleaning, inspection).
16. Outdoor areas – each unit has its own BBQ and outdoor table. A shared open fireplace is available for all guests. Use responsibly, avoid fire in windy conditions.
17. Electric vehicles – charging is not permitted. Nearest station is in Čatež ob Savi.
18. Internet and devices – free Wi-Fi provided. Occasional technical issues are not grounds for refund. Smart TV includes Netflix and YouTube – please log out before departure.
19. Additional services – reflexology foot massage (50 min) and auriculotherapy (20 min) available on request.
20. Cooperation with Terme Paradiso – guests enjoy special offers for pools and saunas. Conditions may change without notice.
21. Liability – we are not responsible for valuables, money or personal belongings kept in the apartment or vehicle.
